You Bought Your Home Five Years Ago. What Has Changed?

Think back to when you bought your home.

If that was around five years ago, you probably remember the purchase price, your down payment, and maybe even exactly what your mortgage payment was when you first moved in.

But do you know where you stand today?

A lot can change in five years, both with your home and with your finances.

And you don't need to be thinking about selling to find that information useful.

Your Mortgage Balance Has Changed

Assuming you've been making regular mortgage payments, you've likely reduced the principal balance you owe.

How much depends on your original loan, interest rate, payment schedule, and other factors, but it's one piece of your overall financial picture that's worth knowing.

Your Home's Market Value May Have Changed

Real estate values don't move in a perfectly straight line, and different communities and types of properties can perform differently.

That's why an online estimate isn't necessarily the best way to understand what your particular property could be worth.

Recent comparable sales, current competition, condition, location, acreage, improvements, and buyer demand can all affect value.

You've Probably Changed the House

Think about everything you've done since moving in.

Maybe you replaced the roof. Finished a room. Added a deck. Updated the kitchen. Installed new flooring. Replaced mechanical systems. Or maybe you've simply maintained the property carefully for five years.

Not every dollar spent on a home translates into an equal dollar increase in market value, but improvements and condition can absolutely affect how a property competes with others.

Your Life May Have Changed Too

This part has nothing to do with the real estate market.

The home that fit your life five years ago might still be perfect.

Or maybe your priorities have changed.

Perhaps you'd like more land, less maintenance, a different layout, more garage space, fewer stairs, or a different location.

Sometimes understanding your current home equity gives you options you didn't realize you had.

Knowing Your Value Doesn't Mean You're Selling

I think this is an important distinction.

You don't have to be ready to put a sign in the yard just because you're curious about your home's value.

Your house is likely one of your largest financial assets. Understanding approximately what it's worth and how much equity you may have is simply useful information.

And if you haven't looked at those numbers in several years, September might be a good time to check in.
